    The Fairview City Centre project is under way at the corner of Illinois 159 and Lincoln Trail in Fairview Heights. IMPACT Strategies started work in June 2013 to help revive this prime location by building a new retail shopping complex.
    Partnered with Kimco Realty Corp., IMPACT Strategies demolished the former shopping center, which had housed Kmart since 1998. Both Petco and Office Max will remain as tenants. Renovations to the façade of the Petco store, located at the north end of the center, have been completed. Office Max has relocated to a new 15,000-square-foot building that was built by IMPACT according to the corporation’s new prototype for its stores. Sporting goods retailer Sports Authority will soon relocate to its new 45,000-square-foot store in the shopping center.
    The site of the former Kmart will be home to a new Fresh Thyme Grocery Store. Fresh Thyme is a specialty grocer that features healthy and organic value-priced offerings. According to its website, the company is set to open more than 60 new stores throughout the Midwest in the near future.
    The 30,000-square-foot grocery store will be modeled after Fresh Thyme’s other locations with sheet metal awnings, barn doors and window shutters on the exterior. The shell building construction has begun, according to Project Manager Mike Michael, and the interior finishes will start soon. Fresh Thyme is planning to open for business by September.
    “IMPACT Strategies is based in Fairview Heights, so our team is proud to contribute to a project that will bring more business to the city and revitalize this high-traffic corner lot,” said Michael. “This shopping center will now complement the other new businesses that surround it.”
    Designed by MCG Architecture of Cleveland, Ohio, the shopping center is 100 percent masonry exterior with cast stone facades on all the buildings. The color scheme is red and brown.
    The overall plans indicate 180,000 square feet of retail space that has been or will ultimately be built at this site by IMPACT Strategies. The goal is to start construction on all the buildings by the end of 2014.
